Emirates Hills is not a product line, it is a plot map. Owners bought land around the Montgomerie course and commissioned their own architects, which is why no two houses match and why the community has none of the uniformity of a developer villa scheme. Buyers are principals with established businesses and long holding horizons, and many transactions never reach a portal. Four things make it a demanding market. It is thin, so the buyer pool for any given house is small and sales take time. Much of the stock is early-2000s and was built to a previous owner's taste, so a purchase is frequently followed by a seven-figure renovation. Running a house at this scale — cooling, grounds, staff — is a standing annual cost buyers routinely underestimate. And yields compress at this end of the market, so nobody buys here on the numbers. Nothing is walkable; every errand is a drive.
