Al Reem is the densest residential place in Abu Dhabi and the easiest to explain: it is one bridge from the main island, so people who work downtown live here without paying downtown or Saadiyat prices. The towers around Shams, Marina Square and Najmat hold most of the emirate's apartment supply, and the island now has its own mall, a large school and a university campus, so it functions rather than merely accommodating. It is the strongest yield story of the Abu Dhabi communities here. The friction is structural. Everyone crosses the same handful of bridges at the same time, and the morning and evening queues are the standing resident complaint. Plots left unfinished for years are still visible between the completed towers. Service charges vary widely from tower to tower, and low floors look straight at the building opposite — a sea view here is a specific unit, not an address.
