Creek Harbour is a bet on a plan. A new waterfront district is being built on the creek at Ras Al Khor, opposite the sanctuary where the flamingos feed, and the towers already handed over give residents a marina, a beach and one of the better skyline views in the city looking back at Downtown. It draws off-plan buyers and end users who want new stock below Downtown pricing. What has to be priced in is the phasing. Large volumes of inventory are still arriving, which caps resale values while the pipeline delivers, and living here through that period means neighbouring plots are active construction sites. On-site retail and schooling are thin next to an established community, so much of daily life is still a drive out. It is also a single-purpose district served by one main approach; that works at current occupancy and is worth watching as the towers fill.
