Dubai Hills answers the standing complaint about Dubai villa communities, which is that they are all a long way out. It sits inside the Al Khail loop, so a house here is genuinely close to Downtown and Al Barsha rather than half an hour past them, and the plan put a mall, a park, schools and a hospital inside its own boundary instead of assuming residents would drive to someone else's. That centrality is the entire premium, and it is a real one: the same money buys a larger plot in an older inland community. The apartment buildings along the boulevard and the park are considerably denser than the golf-course imagery suggests and should be assessed as their own market rather than as "villa community apartments". Parts of the estate are still under construction, so establish what is planned on the plot behind you. School-run traffic on the boulevard is the friction residents raise first.
