Dubai Marina is the emirate at its most vertical. Towers sit shoulder to shoulder along a three-kilometre artificial canal, and the promenade beneath them is genuinely walkable in a city where that is rare. It draws professionals in their late twenties and thirties, a large European and Levantine population, and a steady supply of one and two-bedroom tenants who want to live without a car. The Metro and the tram both serve it. The trade-offs are real: traffic on Marina Plaza and around the exits is heavy at peak, older towers from the 2007 to 2010 wave have service-charge and maintenance histories worth reading before you buy, and a low-floor unit facing another tower is a materially different product from a high-floor unit facing the water. Yields hold up well for Dubai, which is why it remains an investor staple rather than purely an end-user address.
