Business Bay is Downtown's overflow and it behaves like it. Buyers get a Downtown-adjacent address and a Metro station for meaningfully less per square foot, and tenants are largely people working in Downtown, DIFC or the Bay itself who want a short commute. The catch is that this is a mixed-use district, not a residential one. Plenty of towers combine offices, hotel apartments and homes in the same building, which changes lobby traffic, lift waits and the tone of the place, so establish what else is in the tower before you sign. A canal-facing unit on the Marasi side is a different product from one facing inland across an undeveloped plot, and a number of plots are still unbuilt. Pavement provision between towers is patchy for a district this dense, and the exits onto Al Khail Road and Sheikh Zayed Road both queue at peak. Short lets are common, so expect turnover in the building.
